How to Choose the Right Tile & Grout Sealer

Grout is one of the most overlooked parts of a tiled surface, and one of the most vulnerable. Unlike the tiles themselves, grout is permeable and porous. It readily absorbs water, oils, and staining agents, which makes it a common entry point for moisture damage, mould growth, and discolouration. Sealing grout properly is a small step that has an outsized effect on how long a tiled surface stays clean, dry, and structurally sound.

Not all grout sealers work the same way, though, and choosing the wrong type for the application can mean having to redo the job again within a year or two.

Why Grout Needs Sealing

Grout is a cementitious material, and like other cement-based products, it’s naturally permeable. In wet areas, showers, bathrooms, balconies, that permeability allows water to soak in and migrate through to substrates behind the tiles. Over time, this can lead to:

  • Mould and mildew growth in grout lines
  • Staining from soap scum, oils, and everyday spills
  • Efflorescence (white, powdery salt deposits) as water evaporates and leaves salts behind
  • Water reaching structural substrates, contributing to damp problems

Sealing grout reduces water and stain absorption at the source, rather than leaving it to deteriorate and require regrouting.

Types of Grout Sealers

Broadly, grout sealers fall into two categories.

Penetrating (impregnating) sealers soak into the grout’s capillary structure and bond within it, rather than sitting on top. They don’t form a visible film, so they don’t change the grout’s appearance, and, critically for wet areas, they remain vapour-permeable, meaning moisture already in the substrate can still escape as vapour rather than being trapped behind a coating. This is generally the preferred type for showers, bathrooms, and other consistently damp areas.

Membrane-forming (topical) sealers sit on the surface, creating a visible film. They can offer strong initial water and stain resistance, but because they block moisture in both directions, they carry a higher risk of peeling or blistering if applied over grout that’s damp or in an area with ongoing moisture exposure. They’re better suited to dry, low-moisture applications.

For most residential and commercial wet-area applications, penetrating sealers are the safer, longer-lasting choice.

What to Look For in a Grout Sealer

Vapour permeability. In any area exposed to regular moisture, a sealer that lets the substrate breathe is essential to avoid trapped moisture and blistering.

Alkali and UV stability. Grout and the cement behind it are alkaline, and sealers exposed to sunlight (balconies, outdoor tiled areas) need to hold up under UV without breaking down.

Coverage and application method. Penetrating sealers typically vary widely in coverage depending on how permeable the grout is — expect a range rather than a fixed figure, and always check the product’s data sheet or run a small test area first.

Suitability for the substrate. Some sealers are designed specifically for grout and absorbent tiles, while others also extend to natural stone, concrete pavers, or ceramic and terracotta tiles. Match the product to everything it needs to treat, not just the grout lines.

Cure time. Full water repellency typically develops over 24 hours to several days, not immediately — factor this into project timelines, particularly for wet areas that will be back in use quickly.

Wet, high-use areas benefit the most from a quality penetrating grout sealer: shower recesses, bathroom floors and walls, and balconies exposed to weather.
